The site relates to a broadly square pocket of land measuring approximately 0.52 hectares in size. It is located on the northern side of Barkham to the west of Bearwood Road.

It currently comprises of open grassland which is bounded by hedging and fencing.  An existing access point is present along Bearwood Road.

Whilst the site is located on the edge of the settlement, it is surrounded by existing residential development and A1 car repairs and recycling is located further to the north.

The care home site is not subject to any other specific environmental designations and the online Environment Agency (EA) flood map for planning indicates that the site is within Flood Zone 1 (where there is the lowest risk of flooding). There are no Public Rights of Way through the site itself and the site is not located within a conservation area but is located opposite the grounds of Bearwood College, a Grade II* listed building.
